Fish is one of earth’s natural wonders and has satisfied our palates since the beginning of man. Their flesh is light and delicate, lean and is packed with protein, the anti-oxidant vitamin E and omega-3 fatty acids. All play a role in keeping our hearts and immune system functioning as it should. The most popular fish we consume is tuna, salmon, flounder, Pollock and cod. But considering there are about 25,000 species of fish, there is enough variety of edible fish for the most discriminating taste. But how do you know when you are bringing the freshest fish to your table?

When you approach the fish market, let your nose be your guide. Really fresh fish has a very light smell. If it has a strong fishy smell pass it up. It may have been processed incorrectly after being caught. If the fresh catch from the fishing boat has equipment to flash freeze the fish, when it arrives to you it will not have that strong smell. You should also check the date the fish was packaged (especially if you are purchasing at your local supermarket). Fishy smell will permeate even through plastic. Don’t buy it.

You will also want to have a look around. The market and the staff should be very clean. The fish should have that just caught look. Not that slimy feel. The eyes should be bright and shiny, not dull and sunken. The gills should have the redness around them. These are all signs of freshness. Another sign that your fish is not fresh is that when you take your finger and press the flesh the indentation remains. Fresh fish will not do this.

When you bring your fish home, use it within two days. Fish deteriorates very quickly. Much quicker than beef or chicken, so make sure that when you use it, it’s almost right away. Your health is very important so feed your body and be safe.

Now if you are one of the millions of avid fisherman and prefer boating and catching your own fish, then freshness is generally not a problem if you follow some basic rules. It’s quite simple. Ice! Whether you have a fishing boat or pleasure craft, all boats can have an ice packed cooler. So bring home the catch, put on a hot frying pan or turn on the grill and enjoy the fruits of your labor. Freshness is the most important thing about your next aquatic culinary meal and your family will love it.

How can you tell when your fish is cooked? The most common mistake is over cooking. When the fish changes color and it is uniform all the way through, it is done. Don’t go a minute more. You will make a rubbery mess. You want your fish to maintain it’s moisture and you can do that with vegetable oil or butter. Below is a great example of a moisture rich fish recipe.

2 1/2 pounds red snapper fillet with the skin
Salt and pepper
1 tablespoon seafood seasoning blend
3 tablespoons extra-virgin olive oil
3 cloves garlic, crushed
1/2 cup white wine
1/4 cup sun-dried tomatoes or regular tomatoes chopped
(if you like anchovies you can add them)
1 quart chicken stock fresh or from a container from your supermarket
1 loaf crusty bread

Season the fish with salt, pepper and seafood seasoning. Heat a large deep skillet over medium-high heat. Add extra-virgin olive oil & garlic. Add snapper, skin side down and cook for 3 minutes or till golden brown then flip the fish for further cooking. Add wine then add chopped tomatoes and stir in chicken stock. Stir the mixture gently so you do not break up the fish. Bring the broth to a simmer and cook another 3 to 5 minutes to combine the flavors.

Serve the fish in bowls with lots of broth. Serve with plenty of crusty bread. Enjoy!

Real Estate Investing 101 - Understanding the Different Types of Lenders

The changes in financing options available for residential investment properties over the last 5 years are staggering. Lenders have relaxed the credit and income guidelines for qualification that formerly deterred many would-be investors from entering the real estate. In addition, the down payment requirement has been eliminated for borrowers who qualify. This article surveys the landscape for lenders offering residential investment financing products.

Types of Lenders:

The lender landscape can be broken into the following broad categories:

Conforming
Alt-A
Non-Conforming or Sub prime
Hard Money

Each of these offers loans for residential investment properties ( 1-4 unit properties).

Conforming
Conforming lenders are the A-Paper mortgage banks that cater to borrowers with excellent credit history and the ability to document income. Conforming banks offer loan products that can be considered “plain vanilla” in today’s world of interest-only ARMs and low down payment loans. In terms of investor loans, conforming lenders offer full doc and stated loans up to a 90% LTV. A loan from a conforming lender with an LTV greater than 80% will incur private mortgage insurance, or PMI. Some examples of leading conforming lenders are Countrywide, Wachovia, Suntrust, and Flagstar. While these are national lenders, any local bank or savings and loan would fall into this category.

Alt-A
Alternative “A” credit lenders, or Alt-A, offer aggressive loan financing products catering to borrowers with credit scores from 660 and up. While these lenders offer programs to borrowers with scores down to 620, the aggressive programs are typically not available to borrowers below a 660 middle score. Alt-A banks have driven the creation of innovative loan products over the last few years.

These programs include the many interest-only products, the Option Arm loan, loans requiring as little as 5% and now - no down payment, as well as standard fixed-rate and arm products. The big difference with these lenders is the relaxed debt-to-income ratios available, the reduced income documentations (stated income, no income / no asset, and no doc), and the ability to add interest-only to most products. Alt-A lenders have popularized the use of 80-10 and 80-15 loans for investors to avoid PMI.

Some examples of leading Alt-A lenders are Aurora, GreenPoint, SunTrust, First Horizon, and IndyMac. Besides these, there are literally hundreds and hundreds of lenders that have emerged to fill certain niches.

Non-conforming / Sub prime
Non-conforming or sub prime lenders fill a growing niche - borrowers with past credit problems. These lenders offer fixed and adjustable loan programs for borrowers with bankruptcies, foreclosures, judgments, tax liens, charge-offs, and many other credit blemishes.

These lenders typically price their loans using a matrix that evaluates credit score in relation to loan-to-value. Sub prime lenders will offer financing to borrowers with as low as a 500 middle score, and even have programs that cater to borrowers with excellent 700+ scores. The sweet spot for most of these lenders is a 580 or better middle, as they will provide 100% financing for owner-occupied properties at that score. For investors using sub prime lenders begin to offer products for borrowers with a 550 credit score.

The important thing to understand about these loans is that they are priced much higher than a conforming or even Alt-A loan.

The most popular product with these lenders is a 2-year Arm, with the idea being the borrower will refinance or sell the property in 2 years. Also very common with these lenders is a mandatory 2 or 3 year pre-payment penalty.

Some examples of leading Sub prime lenders are LongBeach Mortgage(division of Washington Mutual), Fremont Investment and Loans, Meritage Mortgage (division of NetBank), and New Century Mortgage. Besides these, there are literally hundreds and hundreds of lenders that have emerged to fill certain various sub prime niches.

Hard Money
Hard money lenders serve a very simple purpose - they allow the purchase of “fixer-upper” or rehab properties with no money down. These lenders offer programs that none of the

Hard money lenders are typically private individuals or small companies that make very high interest rate loans (between 12% and 18%) based on the after repaired value of a property. They will lend the money to both acquire and fix-up the property, up to a LTV of 65% or 70%. The loan term for most hard money lenders is 6-mos.

How does biofeedback apply to asthma?

During an asthma attack, the muscles around the airways are inflamed and contracted. If these muscles can be relaxed, air would flow more freely into the lungs and the distressing symptoms of asthma would be alleviated. Biofeedback systems train the patient to accomplish just that.

In addition, asthma patients often have abnormal breathing patterns. The Society for Applied Psychotherapy and Biofeedback says that ‘barrel breathing’ is one such pattern. This is when the asthmatic takes in a deep breath and then doesn’t fully breathe out. Instead, they take several shallow in and out breaths without emptying their lungs completely.

As a result, their lungs can’t be refilled with fresh air since they never empty fully when breathing out.

Using a process called pneumographic biofeedback, asthma patients learn to recognize their altered heart rates that occur during barrel breathing. And they learn to change their breathing pattern to lower their heart rate as well as improve oxygen intake.

Some studies have concluded that this type of biofeedback treatment not only reduced the symptoms of asthma but also brought down lung inflammation and resistance to normal breathing. The heart beat variability biorhythm treatment has also resulted in lowered medication use and better pulmonary function.

The National Institutes of Health advices asthma patients who wish to use biofeedback training to work with a competent trainer and to keep their doctor fully informed. The latter is important because asthma patients should be monitored regularly and medication may need to be adjusted from time to time.

Overall, biofeedback treatment is one of the more promising alternative therapies for asthma.

So, you are a student or twenty something heading out for a week full of fun, sun, partying, hot bodies, and hopefully memories to keep forever.

My spring breaks were just a few years ago and oh what a time we had. Three years in a row I headed to popular destinations in Florida and spent a week having the best time! Inhibitions were gone and things happen on spring break that you don’t normally see. Partying all day and night was a great way to take a week off from the studies, but we were sure to follow some guidelines so we came home in one piece and out of trouble.

So, here are our tips on having an excellent spring break as well as a safe one…

Pack intelligently and don’t forget all your necessities. Make a list. Trust me forgetting things like your ID can ruin the whole trip.

Be careful: There are predators who love to focus on college students. The one time to listen to your parents advice about protecting your money and self is now. College breaks are all about having good time, but don’t let it become a nightmare by not being smart and watching out for each other.

Some tips for being safe include, knowing your way around the area, knowing how to get ahold of the authorities, keeping track of each other, not hooking up with random people, keeping important items in safe places, and letting others know where you are. Don’t go off alone!
Stay away from illegal or suspicious activities. For instance, some guys rolled up in a van to me and a friend and offered to sell us a drug. We said no, knowing that it could have cost us dearly.

Drink responsibly! Be careful of drinking out in the sun (dehydration), watch your drinks at the bars so someone doesn’t slip something in them, don’t let your friends drink so much that they can’t control themselves, watch out for alcohol poisoning, don’t drink and drive, and look our for each other. Stay hydrated and eat before you go drinking! Not to be a downer, but it will help you have a better time.

Are the deals all gone?? No! You are in luck. There are many websites on the web including Hotwire, Priceline, and others that specialize in last minute deals. If you are leaving in the next few weeks, then you have plenty of time. If you are like we were, you are just going without any bookings. Might not be a good idea.

Protect your belongings. Whether you have saved all year or the parentals are flipping the bill, you will want to keep all your belongings protected. People in and out of rooms and people having too good of a time leaves you wide open for trouble if you aren’t careful.

Tell the parents you’ll be ok. As long as you and your friends stick together, stay in the popular areas, look out for one another, and have a way to contact someone, you should be ok. Don’t let anyone go off with random people alone. They just worry about you, so don’t give them reasons to do so.

Finally, use common sense. This is a no brainer, but a challenge to do after being wiped out by school and all you are thinking about is having fun for the week.

There is a number of things to look out for, but these are the important ones and will put you on the right track.
